Integral Group worked with the architect and developer to develop MEP strategies that met requirements for the adaptive reuse of a warehouse building in east Austin.

The vision of the developer was to “upcycle” an existing unconditioned, corrugated metal warehouse building into creative office space for large floor plate tenants.

The site permitting path of the project limited the ability to change aspects of the site including storm discharge and parking requirements. In addition, the adaptive reuse nature of the projected prevented adding any equipment to the roof. Integral Group developed an HVAC solution that prioritized conserving ground space and excluded rooftop equipment by stacking an air cooled chiller above an outdoor loading dock and installing a dedicated outdoor unit on the mezzanine level.

Working with the civil engineer, architect, and developer, Integral Group developed a storm water management approach that worked within the limits of the site permitting process by reusing existing discharge points for new roof drains.
