Southwark College

We are very pleased to have been involved in undertaking the detailed design for both phases of the redevelopment of the Southwark College campus. Completed, this provides the majority of their site opposite Southwark tube station with new accommodation.

The first phase consisted of the retention of the structural frame and floor slabs of an existing 1970’s building which has been re-clad and internally remodelled to provide general teaching accommodation, this phase also includes the construction of the Colleges new frontage including entrance, and main reception leading to the new central atrium meeting and café space. The second larger phase consisted of the construction of new buildings consisting of further teaching accommodation including ICT laboratories, LRC, public exhibition space, music studios and at 5th floor level, dance studios with panoramic views of the south bank from 6th floor roof garden.

Our services included the detailed design of all mechanical, electrical and public health environmental services. We have also undertaken dynamic thermal modelling to demonstrate the planning required 25% reduction in CO2 emissions, summer-time temperature conditions and shading requirements as well as day lighting and Part L compliance strategy. To achieve a BREEAM ‘Excellent’ rating the reduction in CO2 emissions have been well beyond that which was required for Planning or Building Regulations (35% reduction beyond Part L 2010 for Phase 2). The building has a high performance envelope, highly efficient VRF air conditioning system, 120 m2 photo voltaic panel array at roof top and a 17 kW Combined Heat and Power unit to provide the lead heat source. Within the area of the works are 2 substations – one existing network substation that has been carefully built into/over the scheme and a new dedicated substation for the college. We have undertaken a careful detailed design of the electrical works required to maintain service to the existing operational parts of the college during the phased construction as well as liaison and negotiations with UK Power Networks.

Being taller and higher of density than the previous existing buildings one key issue was to locate the PV panels at roof top level – to enable the amenity provided to the students by the roof garden the PV’s are located above the roof top condenser / air handling unit plant area. In order to maintain overall height within the planning consented height we have used Revit MEP to carefully integrate the layout and support of the PV’s with the Air Handling Units and pipework ductwork etc within a ‘federated’ structural and architectural Revit model.
