Paul Street Student Accommodation and Commercial Development


This substantial scheme involved creating a three-story mixed-use development incorporating a 456-unit state-of-the-art student accommodation facility, 45,000 ft² CAT A office space, and a spacious retail unit. The student accommodation will include a gymnasium and resident cinema.

Elementa Consulting worked closely with the design team to deliver the client’s brief and engage with all stakeholders to ensure a sustainable and successful outcome for all.

Elementa Consulting’s involvement in this project consisted of all mechanical, electrical, and public health designs, including full above-ground drainage. Elementa Consulting coordinated site-wide services distribution, overheating reports, and Part L analysis.

The project achieved a BREEAM Very Good rating with green roofs, cycle storage, and landscaped courtyards. Sustainable technologies include; photovoltaics for the office space, the use of fully modular prefabricated bathrooms, and the inclusion of combined heat and power for the student accommodation block.

The site is within a 5-10 walk of Universities such as City University, London Metropolitan University, and CASS Business School.
