Gensler Oakland Offices | 2101 Webster
This renovated office space is located on the top floor of a 20-story building in downtown Oakland. The space includes conference rooms, flexible gathering spaces, a library and an in-house workshop with 3-D printers, industrial tools and equipment.
Integral Group provided mechanical, electrical and plumbing design, sustainability consulting, and daylighting and lighting design services. The office is registered LEED v4 CI-Gold.
The renovation involved major simplification of the HVAC systems, removing systems that were redundant and inefficient, and replacing them with a single Thermo-Fuser (VAV + reheat) system. A large piece of ductwork was preserved, helping to cut costs in materials and divert waste from landfills. Reducing the mechanical systems also opened up the space; the drop ceilings were removed for more dramatic high ceilings and extensive daylight.
An automatic window shade system was installed to reduce afternoon glare as well as abate heat gain and heat loss. All lighting fixtures were replaced with all-LED, high-efficient lighting. On-demand hot water heaters and low-flow fixtures were installed in the kitchens to achieve water savings
