Building on the success of the Zero Net Energy retrofits at 435 Indio, 415 Mathilda and 117 Easy Street, Sharp Development and Hillhouse Construction teamed up again with Integral Group to produce a fourth ZNE Class A office space from a former uninspiring building
Integral Group provided mechanical, electrical and plumbing design services as well as lighting and daylighting for the transformation of this 42,000 square foot space. The LED lighting is powered through low-voltage Ethernet cables and IT switches (known as Power-over-Ethernet, or PoE) rather than traditional electrical wires, and are programmed to change hue based on natural light sources in order to sync with human circadian rhythms. The PoE infrastructure also power the windows, ceiling fans, skylights and security systems, and data transmitted through the same cable allows occupants to digitally manage and optimize the building systems. Lighting, temperature and air quality can be managed and customized down to the specific workspace to reflect personal user preferences.
During the tenant improvement phase, Integral Group provided Title 24 energy calculations, design review of MEP design drawings, and updated our Zero Net Energy model to reconfirm the building would perform at ZNE based on the TI design.
Occupants have access to a 5,000 square foot all-season patio, sheltered by semi-transparent photovoltaic panels that provide shade and rain protection as well as contributing 35% of the clean power produced by on-site PVs.
