155 Brook Drive Milton Park


This project consists of a bespoke 9,000 ft² office space adjoined to a 9,000 ft² warehouse space in Milton Park, one of Europe’s largest business parks. The site location is in an Enterprise Zone, a prominent location expanding on Milton Park’s success. The development combines the tenant’s two existing business operations into one building. A two-story office building adjoined to the warehouse, associated car park, and loading bay provides modern accommodation for business needs.

The modern and contemporary CAT B building will achieve a BREEAM Very Good rating utilizing low carbon technologies, high-efficiency fabric, efficient lighting controls, and energy-efficient air source heat pumps. The team developed a ventilation strategy with SRA Architects to provide naturally ventilated offices to the development while providing comfortable temperatures during the summer period, in compliance with CIBSE overheating criteria.

Key challenges included achieving a BREEAM Very Good rating without renewable technologies and providing natural ventilation to a deep-plan office with a single-sided façade. This was achieved by the introduction of openable clerestory windows and louvers.

Elementa Consulting provided MEP with detailed design, sustainable strategies, and BREEAM Services on a design and build basis. In addition, Elementa Consulting was retained on the client side to monitor the contractor’s design and installation works.
