Menlo Gateway‘s Independence offices have achieved USGBC LEED Gold v2009 certification. The Menlo Gateway project is a technology hub including three office buildings, a luxury hotel and fitness center, and three parking structures. This mixed-use project is striving towards resiliency, energy efficiency, and beauty by re-appropriating industrial land and emphasizing sustainable building practices and green construction materials. The development is targeting to use 40% less water and 24% less energy than standard mixed-use construction, but by doing so it will significantly reduce the buildings’ operating costs.

Introba provided sustainability consulting for the project’s LEED accreditation process working closely with partners at Heller Manus Architects.  The project’s hotel is still targeting LEED Silver, and the second and third office buildings are targeting LEED Gold.
