Campus at Horton – Transforming Downtown San Diego (…again!)


Greenbuild International Conference & Expo is made up of educational sessions, networking opportunities, and more, including project tours to give attendees an arms-length look at sustainable design in practice.

Integral Group Principal Calina Ferraro will be leading a tour of our Horton Plaza Redevelopment project, an 840,000 ft² renovation and expansion of an existing underused shopping center in downtown San Diego. Calina will be joined by Mechanical Associate Ransom Hamrick, and Advanced Energy Services Lead and Principal Sam Brooks to detail the design feature that will help this campus achieve Zero Carbon operation.

CAMPUS AT HORTON – TRANSFORMING DOWNTOWN SAN DIEGO (…AGAIN!)

In 1982, the Horton Plaza shopping center was transformational to San Diego’s downtown scene, bringing retail and public life back to the urban core. Now as San Diego is quickly becoming a tech, bio, and R+D talent magnet, Campus at Horton is once again bringing that energy from the suburbs back to downtown.

Currently, in construction, the Campus at Horton is the transformation from the iconic 1982 Jerde outdoor mall to a new (nearly 1 million square feet) high-tech office campus over mixed retail. The story begins with the ownership-leasing conversation driving the desire for an ultra-high-performing product with a fast-tracked design process. Upfront goals include carbon neutrality (for office), a new central plant, high-performance façade design, blackwater reuse, embodied carbon accountability, and active programming and operations.

This tour will walk attendees through the early phases of the developer-driven sustainability evaluation process and tenant targeting through design and financing. Tour leaders will also speak to critical LEED v4 Core & Shell credits, WELL v2 CORE features, Wired Score requirements, onsite renewables, central plant design, blackwater design.

During this tour representatives from the design team, owner/developer, and contractors will discuss the team’s approaches toward sustainability and explore how these strategies are executed throughout construction.

Please note this tour will visit an active construction site which may not be conducive to attendees with mobility limitations. Requires additional registration fee.

Learning Objectives

  • Explore the project rationale direct from the developer, brokers, leasing agents, and potential tenants. We will then review the evaluation process of identifying the project’s core goals of LEED, WELL, Wired and ZNC.
  • Explain and apply financing from the developer’s perspective; specifically, PACE financing. The key here is to know your client’s client.
  • Conceptually summarize how a blackwater system, central plant, mechanical design, and embodied carbon analysis function, along with comparing financial models.
  • Educate, apply and embed LEED and WELL concepts into tenant build-outs and operations and community programming.
