61 Lincoln’s Inn Fields 42 Kingsway


Sitting between Holborn and Kingsway within the heart of London, this project provides the area with many uses. Housed within its Grade II and II* envelope and interiors (which include Lutyens features), we have incorporated a London School of Economics lecture theatre, five luxury apartments, 8000 ft² of the restaurant, 1,450 ft² of prime retail space, four commercial office lets and a 157-bed hotel. The key challenge of this project was to delicately integrate all the user requirements into a complex heritage building that includes three basements.

We used our multitude of varying sector experience to tackle this complex building. With an over-arching aim of maintaining the integrity of the building and its place in the local environment, we focused on ensuring we maximized what the building had to offer. Three stories were unobtrusively added to the building, and an additional basement level was included. This required meticulous coordination due to restricted ceiling heights, and 3D BIM was fully utilized to aid coordination.

Added value items include Maximisation of usable floor area, robust and economical application of Section 20, use of BIM to integrate additional stories, energy and CO₂ compliance by sympathetic envelope upgrades and micro CHP, integration of a transformer at basement minus three, minimizing and being flexible with required plant spaces and single stair mechanical smoke extract design increasing the room count.

This project was shortlisted for a 2015 CIBSE Building Performance Award in the Refurbishment (over £5m) category.
