Super Energy Efficient, Comfortable, and Affordable!
Our new offices, located in downtown Oakland, in a 1930s Art Deco building, demonstrate our commitment to designing practical, affordable, and highly resource-efficient buildings. We designed the TI retrofit to a LEED Platinum standard, and submitted for 102 out of a possible 110 points. The highly energy efficient design resulted in a 37% overall reduction in annual energy use compared to a typical office building ,while meeting or exceeding all of the requirements of our staff in terms of comfort and reliability. We brought the project in at a very low cost of $25/sf and achieved a 37% total energy reduction with a high-efficiency mechanical system and a careful lighting retrofit. Reducing maintenance requirements was a key part of the design, and resulted in improved reliability and efficient system operation.
