Integral Group completed the MEP design for the proposed rehabilitation of the 9th Street office building and a new Broad Street office building that meets the high architectural standards of Capitol Square, the location for the seat of Virginia government. Fronting Richmond’s bustling Broad Street commercial corridor, this highly visible location requires that both buildings fit the City’s urban environment. The design for the new building required flexibility to adapt to changes in the workplace as well as to embrace leadership in energy efficiency and wise use of natural resources. The project focused on sustainable design techniques and is targeting a LEED silver certification. Sustainable strategies for the building systems included:
- Energy recovery to pre-treat ventilation air
- Variable flow hot and chilled water system with variable speed pumps and waterside economizer
- Underfloor air delivery for flexibility, reduced fan energy and enhanced ventilation effectiveness
- Daylighting analysis and controls
- Grey water flushing system
- Extensive energy use metering
