Built in 1914, the Moraga Barn is the oldest building in Moraga. This former hotel, grocery store, and telephone switching center was renovated into a state of the art green office building, which now houses the Headquarters of Canyon Construction. The building was restored to its original historical exterior, while renovating the interior using the latest in modern green technologies to showcase the best in fine craftsmanship, historical aesthetics and conservation and efficiency.
The design achieved LEED Platinum by going above and beyond the normal green building practices to demonstrate the most effective, efficient and refined construction principles available today. Canyon Construction and Integral Group created one of the most innovative green buildings in the country using an ultra energy and water efficient design, salvaged and sustainably harvested materials, and 100% on-site renewable electricity production.
The mechanical system features an in-slab radiant heating and cooling system with chilled water produced by a ground-source coupled chiller and hot water by a 95% efficient condensing gas boiler. Natural ventilation, including operable windows and rooftop cupola, provides a high degree of user control and allows natural night cooling. The temperate climate allows for this type of system to be useful during many months of the year. During peak conditioning periods the radiant system and the air handler will control temperature and air quality. CO2 sensors in the space control the 100% outside air handler to maintain excellent indoor air quality. During summer months the air handler will flush the building at night, cooling the mass and reducing the load on the radiant cooling system during the day. Electricity is generated by the rooftop solar tiles. Three 5000 gallon cement tanks are buried in the courtyard and collect the rain water that will irrigate the property. All lights are LED or fluorescent and controlled via occupancy and daylight sensors.
